  1. How do Morash Homes prices compare to pre-fabricated homes?

    Our prices are extremely competitive with prefab homes, and you are able to customize your home to best suit your needs. BONUS - watch your home get built, from the ground up!

  2. Does Morash Homes carry insurance?

    Yes, Morash Homes carries liability insurance and its employees are covered by Workers Compensation. Of course, you must carry homeowner's construction insurance on your home to protect against fire, theft or damage. If you are buying a turnkey home from Morash Homes, we will carry the insurance for the term of construction.

  3. Can I pick out my own cabinets, flooring and light fixtures?

    Certainly - we will give you an allowance for these items and you can choose them from our local suppliers. If you would like something special, you pay the difference, if any.

  4. Do your homes have a warranty?

    All our homes are covered by the 7-year Atlantic Home Warranty, which is the warranty program required by most banks and financial institutions. Check their website www.ahwp.org for details.

  5. Do you employ local trades?

    All our employees and sub-trades are from the local area. We buy our materials locally and support our local community at every opportunity.

  6. What is the time frame to have my new home built?

    Generally a home can be completed in four months. Larger and more complicated builds take a little longer.

  7. How do I get a price for building my new home?

    Richard and/or Chris will meet with you to determine your needs and wants. In the beginning stages, you may only have a drawing from a plan book or online, and we can give you a general idea of the cost. Once you have your blueprints and detailed specifications, the price will be fine-tuned.

  8. Does the price change once construction begins?

    No. Unless you make changes to the original design or specifications, the price we quote is the price you pay. All taxes will be included in our price.

  9. How long have you been in business?

    Richard started his contracting business in 1979, and dozens of homes later, Morash Homes Limited was incorporated in 1986.

  10. How energy-efficient will my Morash Home be?

    We have a minimum R-50 in the attic and R-25 in the walls.

  11. Will you paint my house inside?

    Absolutely. You pick the colours and we will expertly paint for you, so you don't have to worry about that.

  12. Do you build cottages and do renovations?

    We certainly do! Any type of renovation or addition, and any size cottage.

  13. How often are your homes inspected?

    The municipal building inspector does a detailed inspection of your home at the foundation footing stage, once the home is framed, once the vapour barrier is installed, and upon completion. So it's not just us telling you your home is built properly!

  14. What extras does Morash Homes provide that others may not?

    We completely paint the interior of your home, provide a gravel driveway, front steps, topsoil, and we either sod or seed the front lawn.

  15. Can Morash Homes provide a building lot?

    We often have access to building lots that we can include in the price of your new home.

  16. Do I need to pay in draws?

    If you already own the building lot, you would be required to pay us in three or four stages, as the construction proceeds. Your bank will arrange these draws. If you are buying a home that we are building for sale, then the full amount will be due upon closing. In this case, a deposit is required.

  17. How do I get started on the construction of my home?

    Find a plan or two that you like, call us for an appointment, and we will give you an idea of the cost. Following your selection of the perfect plan, visit your bank to arrange financing. We will either have the plans drawn for you or you can order them yourself. Once a building lot is acquired, and depending on weather conditions, we can get started
